The Modern Office

The studio was commissioned by Arrival, an exciting new tech start-up company that specialises in the design and construction of electric vehicles for goods and mass transport. The brief was to retrofit Beaumont House, an historic warehouse building in Kensington that was originally built in 1892 as a furniture depository for Whiteley’s Department store. It is now occupied by one single user again for the first time, after a period of sub-leases throughout the building.

This has offered the opportunity for a thorough approach to the fit-out of the whole building, to create a large contemporary headquarters for a company with ambitious plans for growth. The design intention is to create an adaptable workplace that has multiple break-out spaces for a diverse range of encounters and activities, as well as a rich selection of amenity facilities to encourage workers back to the office.

The project is currently under construction; a selection of the meeting rooms and office areas are already complete and occupied, while the development of the remaining areas continues with full completion due at the end of the year.

Defensible Space

This project is currently under construction, we have completed the fit out of the meeting rooms whilst we are developing the perfect layout for the office spaces, we have focused on a balance of working space and break out / meeting space.

The key priority for the desk spaces was to provide each person with a space of their own that they could take possession of. Firstly, by creating defensible space.

Creating Character

In a large office foot traffic can be distracting. One of the key aims was to have direct access to each desk and to minimise people walking past your desk or behind you whilst you are working.

Screens, storage and planters are used to divide the space and to bookend the desks, creating a defensible space for each desk. This way you can be snug in your own area.
